COVID-19 Update

We at Murphy Appraisal have been continuing to monitor the developing circumstances surrounding the coronavirus and remain committed to meeting the appraisal needs of our clients. While all of our offices remain open, we have ensured that all of our personnel have the capacity to work remotely in accordance with the guidance pushed down from the local, state, and national authorities. In doing so, we maintain the capacity to take on new assignments and have them completed within a reasonable timeframe. That said, in the interest of the public health as well as the personal health of our employees, your clients, and their tenants, we may have to adjust how we conduct site visits in certain situations, particularly when it involves a multi-family or medical use property. We have asked our appraisers to use their best judgement when performing site visits. These situations will require additional efforts on our end to ensure that we have a complete understanding on the nature of the asset that we are appraising. Such efforts may include: Additional interviews with property contacts/borrowers Requesting photographs from property contacts/borrowers Interior observations taken from outside of the property Reviews of previous appraisals where available Reviews of current/historic listings where available These efforts will allows us to maintain safety precautions while still complying with USPAP and assisting us in providing credible assignment results. Most important is that we keep the lines of communication open with you, our clients, as we work thru this process. Lastly, as this situation continues to evolve, it is quite possible that we will have to further adjust how we conduct our business.
